A year after we finished a roof, we were working on a house next door. The homeowner walked over and told us he’d had part of his roof torn off and redone.
We asked why he hadn’t called us. Every roof we install carries a warranty, and the contract says to call us first.
He said the roof was leaking – but not through the shingles. Through the nails. Water droplets on the end of every nail he could see in the attic, and only in the summer.
That is condensation. When your attic runs hot and the air in the house below runs cool, moisture collects on the coldest metal it can find, which is the nail shanks coming through the decking. It is a ventilation issue. It is not a leak. It does not require a new roof.
Somebody convinced that man to tear off and replace an entire side of a roof that was twelve months old. He would not say what he paid. He did say it was a lot.
"If you had just called us, we could have explained this in seconds and you did not need to spend anything. Nothing."
That is why we lead with an inspection instead of a quote. Sometimes the answer is a repair. Sometimes the answer is that nothing is wrong at all.

Most roofing companies treat repairs as a nuisance on the way to selling a replacement. We built the business around them. You get a company that actually wants the job you’re calling about, instead of using it as a door-opener for a bigger sale.
The most common failure we get called out to fix is not a bad shingle. It is a nail gun run at too high an air pressure, driving the nail head clean through the shingle (a nail pop) instead of seating it flush. instead of seating it flush. Nothing is actually holding the shingle down.
A standard architectural shingle is rated to around 110 mph. Some are rated to 130. We routinely see shingles blow off in 40 mph gusts – which tells you the problem was never the wind.
It takes sixty seconds to adjust a compressor. On a big crew where one person knows what they’re doing and nobody is checking the work, that adjustment does not get made.
Anybody can lay a field of shingles. Flashing is the skill. Chimneys, valleys, wall transitions, pipe collars – that is where water finds its way in, and that is where the shortcuts happen.

Plywood over the bushes, because a falling section of shingles goes straight through a tarp. Tarps over deck railings, because shingle debris leaves black marks on vinyl. Plywood over windows. The yard is cleaned every single day, not just at the end of the job.

If your roof is far enough gone that patching one area just moves the leak somewhere else, we say so. Selling you a repair we know will fail makes us the hero for about six months and the villain after that.
If there’s a loose piece of siding while we’re cleaning up, we fix it. If you pull in with groceries while the crew is packing out, they’ll carry them in. We once had enough shingles left over to redo a family’s doghouse, so we did. Nobody asked.
Most roof problems in this area are repairable. Wind lifts a section of shingles along an edge. Flashing pulls loose at a chimney or a wall transition. A pipe boot cracks after a decade of sun. A few shingles come off in a storm and the deck underneath is still sound.
None of that requires a new roof. All of it requires somebody who can tell the difference.
We start every job with a free inspection. We go up on the roof – not a look from the driveway, not a drone pass. We photograph what we find and walk you through it in plain language, including the parts that are fine.
Maryland roofs take a specific kind of beating. Long humid summers that cook attics and degrade sealant, freeze and thaw cycles that work fasteners loose and the wind events that come through the DC corridor once or twice a year. Most of what fails here fails at the details, not in the middle of the field.

We would rather sell you a repair. It is faster, it is easier and it usually leads to a customer who calls us again. But there is a point where patching a roof does more harm than good.
If a roof is far enough past its life that the whole surface is failing, fixing one area does not fix the problem. It relocates it. The next leak shows up ten feet away, and now you have paid for a repair and still need a roof.

When we tell you a roof needs replacing, it is because patching it would be taking your money for a result we know will not hold. And when we do replace it, we are not steering you to the most expensive shingle on the shelf.

When a storm moves through and your roof opens up, you do not have a week. You have until the next rain.

We document the damage thoroughly with photographs and notes. We meet your adjuster at the property and walk the roof with them, showing what we found and answering their questions. We explain the findings to you in language that makes sense.
Your insurance carrier decides what is covered. We do not negotiate with them, and we do not promise an outcome.
We will also tell you what is not going to be covered. Rotted wood, for example – carriers read rot as deferred maintenance and decline it almost every time. You are better off knowing that going in.

The details that matter are the ones nobody sees from the street. Nails seated flush, not blown through. Flashing replaced, not reused. Pipe collars cut in so no plastic flange is left showing.

Kevin’s first roof was his grandmother’s. She needed one and could not afford what she had been quoted – somewhere in the neighbourhood of thirteen or fourteen thousand dollars. He was in his twenties, had been doing drywall and picking up roofing work on the side, and he decided he could do it himself. He and a buddy and one local kid did the whole roof. It cost her seven thousand.
He spent the next three years working under a contractor named Steve Frye, who taught him how to price work properly – the thing most tradesmen never learn, and the thing that puts them out of business. Kevin has run his own crews ever since.
Twenty-five years later he is still on the roof. Two of his guys have been with him close to twenty years. His cousin TJ works with him.
The business today is roughly half repairs, half replacements. It used to be ninety percent replacements. Kevin moved it on purpose.
